The Municipality of Willebroek owns a great deal of infrastructure for sport and culture, as do many others. This includes things like football fields and club canteens, sports halls, meeting centres, cultural centres, etc. The majority of these premises were in need of extensive renovation, but the municipality was facing an investment backlog. There was also a lack of a concrete vision owing to a long-standing ad hoc approach and the municipality was struggling with management issues.
Freestone provided support for Engie in developing the business plan for LODGE.co. This consisted of an analysis of the market supply of ‘flexible spaces’ and the development of a business model with consideration for marketing, cost structure, infrastructure and an invoicing model.

Agristo was founded in the early 80s as the evolution of a soil-bound agriculture firm. It took only a short time to grow into a large-scale production unit for all manner of potato products, including fries.
Connectimmo, Proximus' real estate subsidiary, approached Freestone to carry out condition assessments of the Proximus Towers in Brussels. The two office towers, each with 28 floors, date from 1988 and are no less than 335 feet tall. Furthermore, one of the towers has a 105-foot antenna, bringing its total height to 440 feet. The towers are connected to one another by walkways on the 25th and 26th floors.
At first, it was felt that the further strategy for the portfolio should be designed based on the results of the condition assessments and multi-annual maintenance planning. Freestone indicated that the technical state is only one of the many decision-making criteria for determining a real estate strategy.
Freestone was commissioned to draw up a macro scan of the entire portfolio. The intention was on the one hand to look to the future needs in real estate and accommodation based on the various policy plans, while on the other to look out for use cases and synergies across different business units in terms of accommodation and buildings.

Daikin, a Japanese multinational specializing in air conditioning and cooling systems, needed a relocation coordinator for an internal relocation on the Ostend site. It soon became clear that the scope was much broader. The relocation coordinator also had to coordinate the planned renovation projects.

Loyens & Loeff, a leading international full-service legal and tax company, has been based in Sint-Lambrechts-Woluwe since 2001 where a building of 7,400 m² was rented. The lease contract ends in 2020, but a break option in the contract offered the opportunity to see whether the current building still met the company's future business needs.
Independent real estate advisor Freestone assisted 3D Systems in 2017 with the lease of 1000 m² warehouse and 300 m² offices in the Heverlee complex, Ambachtenlaan 21. At the end of 2018, another 210 m² of offices and 375 m² of warehousing were added to the assignment.

Boston Scientific, located in Green Square in Diegem where it rents 3,330 m², was confronted with a surplus of m² and an approaching break option. Annual indexations since the start of the contract had systematically increased the rent.
The Conference Board had a lease in their offices in Watermael-Bosvoorde that expires in 2021. A stay-or-leave analysis was necessary to make a forward-looking decision regarding their accommodation. It was considered to move more towards the city center, near a main train station. Stay-or-leave was not excluded, possibly on a somewhat smaller surface.
Temporary employment agency Adecco, based in Groot-Bijgaarden, has more than 130 local interim offices in Belgium. The company found an independent expert in Freestone for the commercial management of their extensive portfolio of rental contracts.
75 locations were benchmarked in the initial phase and, based on the rental price currently paid and the timing in the agreement, a scope was formulated, consisting of 2 waves with 24 contracts in total. All the locations concerned were then approached from a spatial, technical and contractual angle.

As part of their patrimony management, the municipality of Ternat wanted a review of the entire building block of the Cultural Center De Ploter. This study allowed the municipality to make an informed decision about the future of the various buildings and functions.

FM output audit
An FMIS system is generally known today in facility centers. Experience shows, however, that not every facility organization uses the tool optimally. This is also the case for City and CPAS Lier. Their Ultimo FMIS tool was insufficiently used. Ultimo therefore advised to approach Freestone in order to refine and optimize facility processes based on the Ultimo FMIS tool.
The administration wished to use an accommodation study to provide the future management team with all the necessary information so that strategic decisions could be taken. These strategic decisions would form the backbone of the new strategic policy plan and the investment plan.
